Heritage & Character Overlay: You Still Have Development Options

If your property has a character or heritage overlay, you might assume development is off the table. That's not always the case.

Character Overlay vs. Heritage Listing

Feature Character Overlay Heritage Listing
Demolition Restricted but possible Very difficult
Additions Must be sympathetic Must be compatible
New development Rear-of-site possible Severely limited
Value impact Moderate restriction Significant restriction

Your Options in Character Areas

1. Rear Additions

Many character areas allow additions to the rear of existing buildings. You can retain the street-facing character while adding modern living spaces behind.

2. Raise and Build Under

Character Queenslanders can often be raised with new rooms underneath, significantly increasing living space while retaining character elements.

3. Rear-of-Site Development

Some character properties on larger blocks can accommodate separate development at the rear — townhouses or a secondary dwelling behind the existing character home.

4. Sensitive Redevelopment

In some areas, replacing a non-character building with a character-sympathetic new building is acceptable.

5. Character Area Review

Some councils are reviewing character area boundaries. If your property is on the edge of a character area, it may be removed in future reviews.

Can I demolish a character home?
